Consultant report highlights areas along Queen Street E. that could be redeveloped

Though new residential developments are already taking shape on Queen Street E., we could see some more changes coming here over the next few years.

A block-by-block segment study conducted by Armstrong Hunter and Associates as required by the Lick’s redevelopment application identified a variety of sites between Woodbine and Hambly/Leuty Avenues that have the potential for redevelopment:

Shell Gas station and Coffee Time — 1884 Queen St. E.
A corner lot at Woodbine Avenue and Queen Street E., the former gas station and adjacent cafe appear to be heading for demolition. Possible attributes for intensification are the large lot size, and location at a major intersection. One constraint is identified was ownership. The study notes the owner may want to keep this business operating as is or upgrade because there are no nearby gas station location.

Ends and Binz — 1930–1936 Queen St. E.
Corner lot of major and local street, large lot access from a rear public lane. Constraint on redevelopment include ownership and ongoing business interests.

Beach Mall — 1971 Queen St. E.
The consultant was hesitant to include this site as a relatively recent addition to Queen Street and there may be no ownership or business interest in mixed-use residential redevelopment. Making the site attractive for redevelopment is mid-block location under single ownership, wide lot frontage, and deep size. Private access available from Waverley Road.

TD Canada Trust and Shoppers Drug Mart — 2044–2048 Queen St. E.
If assembled, these two properties could accommodate a mixed-use redevelopment. Corner location on Lee Avenue and could accommodate mid-rise development. According to the segment study, the Shoppers is relocating in the next few years but will remain in The Beach. However, TD may have lease arrangement that would lead to real estate constraint. No known interest in mixed-use, mid-rise residential redevelopment on this site.
